Value Engineering

Analyze Contract Documents & Specifications:
  • Look for construction methods that may impact sequencing of means & methods that may cause longer than necessary schedule durations
  • Look for items and conditions that may impact events and result in higher than necessary costs
  • Recommend materials and building methods that could the owner, architect & project manager with the aesthetics required while using other materials or manufacturers with more favorable costs
  • Team with Owner's Representative & Architect for early review of Value Engineering recommendation

Job Costing
  • Provide BUDGET BUYOUT SUMMARY for budget vs. actual contracted costs with associated variances
  • BUDGET BUYOUT SUMMARY is prioritized to award subcontracts based on long lead requirements [ie: materials, shop drawings, etc…]
  • Change orders are organized based on requirements of owner/building department/architectural/engineering/field
  • Only acceptable changes will be presented based on articulation of the GMP outlined criteria and all changes will only be executed with owners written approval
  • Establish JOB COST ACCOUNTING SYSTEMS [Timberline]

Bidding | Estimating

Drawing / Trade distribution
  • Review drawings & specifications
  • Develop a comprehensive bid list for specific trade/system requirements
  • Use subcontractors familiar with proposed work, with a clear understanding of the proposed systems
  • Determine subcontractors labor resources & availability necessary to seriously execute project requirements
  • Develop bid lists to assure that a minimum of 3 qualified bids are received. Excess bidders will confirm a competitive cross section of the marketplace and aid in covering scopes
  • Develop Drawing & Spec Index to confirm bid basis documents
  • Issue Bid Invitations with Bid Requirements
Drawing & Specification Review | Develop Detailed Trade Scopes of Work
  • Scopes of work developed/issued to subs to assure that complete inclusion of document requirements
  • Qualify bids, exclusions, qualifications and indicate subs bids/scopes on spreadsheets [see attached samples]
  • Estimate the work developing Plan swift detailed takeoffs of materials and areas and apply relative construction costs to ascertain a conceptual budget
